How much does a bespoke utility room cost?

The cost depends on the amount of cabinetry, the worktop material, the storage fittings and the installation. Plumbing, electrical alterations and new appliances also affect the total. When you compare quotations, check whether they cover the furniture and fitting alone or also the work needed to make the room usable.

What should go in a utility room?

Start with the appliances and the jobs: washing, drying, ironing, cleaning and storing the things that do not belong in the kitchen. Most utility rooms need full-height cupboards, a worktop for folding, a sink and somewhere to hang clothes. A boot bench or coat storage is worth adding if the room is by the back door.

Does a utility room add value to a house?

A well-planned utility room is something buyers notice, particularly in family homes, because it keeps the kitchen clear. How much value it adds depends on the house and the local market, so we would not put a figure on it, but it makes the house easier to live in from the first day.

Does a utility room need an extractor fan?

If you are drying clothes or running a tumble dryer, the room needs ventilation to deal with the moisture. A condenser or heat pump dryer helps, but an extractor fan or an opening window is usually still worth having. We plan ventilation at the design stage, and your electrician or builder can confirm what your room needs.

Can a utility room go in a garage or an extension?

Yes. Converted garages and single-storey extensions are two of the most common places we build utility rooms. Bring us in early, so the plumbing, drainage and electrics are put where the furniture needs them.

Do you make pantries and larder cupboards?

Yes. We make walk-in pantries with shelving built to the room, and larder cupboards with pull-outs, spice racks and door storage. They are made in the same workshop and finishes as our kitchens, so they can match or complement yours.

Can the utility room match my kitchen?

It can. Because we make both in our own workshop, we can use the same doors, paint colours and worktops, or choose something more hard-wearing for the utility room while keeping the two rooms related.

A good utility room takes the washing, the drying, the cleaning cupboard and the muddy boots out of the kitchen. Whether it is a dedicated room, part of an extension, a converted garage or a corridor by the back door, we plan it around the appliances and the jobs it has to handle, then build the cabinetry to fit the space exactly.

The washer and dryer stacked at a comfortable height or side by side under a worktop, a deep sink for the jobs you do not want in the kitchen, and somewhere to fold and hang clothes. We plan around the plumbing, drainage and ventilation before we design the cabinetry.

A larder keeps the kitchen worktops clear. A walk-in pantry needs shelving at the right depths, good lighting and a worktop for the small appliances. A larder cupboard needs pull-outs, spice racks and door storage, so nothing gets lost at the back.

Hidden utilities

When there is no room for a utility room.

Not every house has a spare room for it. A laundry cupboard behind tall doors in the kitchen, a run of units in a converted garage or a corner under the stairs can do most of the work, and each can be planned and built to the same standard as a dedicated room.
